Thomas Park Investments, in partnership with Tide Realty, has acquired 4000 Old Court Road, a three-story medical office building located in Pikesville, Maryland.



Located directly off the Baltimore Beltway near Reisterstown Road, 4000 Old Court sits within a mature outpatient healthcare corridor serving both Baltimore City and the surrounding suburban communities. The area is supported by dense residential neighborhoods, established senior living facilities, and a long-standing network of outpatient providers that continue to drive healthcare demand throughout the market.


Tide Realty Capital is a real estate-focused investment firm with a value-oriented investment philosophy, providing flexible equity and debt solutions across the private and public markets. The firm specializes in identifying opportunities where thoughtful execution, strategic capital, and operational improvements can unlock long-term value.



The property was sourced off-market, a result of the relationships Thomas Park has developed across the Greater Baltimore area over time. EJ Rumpke and Alex Kopicki led the acquisition, reflecting the firm's continued focus on growing its Maryland portfolio through disciplined, relationship-driven deal sourcing.


The building currently supports a range of outpatient medical specialties across its three floors. Acquired at approximately 65% occupancy, the property presents a clear opportunity to increase tenancy and strengthen the asset through focused leasing, capital improvements, and consistent operational execution.


Leasing will be led by Mason Popham, Dennis Bodley and Jonathan Baron of Thomas Park Commercial. Property management will be overseen by Thomas Park Management, which operates across Thomas Park's broader East Coast portfolio.
