165,637-square-foot portfolio is anchored by investment-grade health systems including MedStar Health, Johns Hopkins Medicine, Children's National and Luminis Health
Annapolis, MD - August 18, 2026 - Thomas Park Investments (“Thomas Park”), a vertically integrated commercial real estate investment and operating platform, today announced the acquisition of a four-property medical outpatient portfolio totaling approximately 165,637 square feet across Washington, D.C., Northern Virginia and Maryland's Eastern Shore. The transactions closed on August 12, 2026.
The portfolio expands Thomas Park's healthcare real estate footprint into three distinct Mid-Atlantic submarkets and deepens its relationship with regional health systems. Each asset is anchored by a health system with an established clinical presence in its market, and the portfolio carries long weighted average lease term with contractual rent growth in place.

A 24,140-square-foot specialized outpatient medical facility in the Takoma neighborhood of Washington, D.C. Originally built in 1923 and comprehensively renovated in 2017, the property is 100% leased to Children's National Medical Center. Significant tenant investment, long-term occupancy and contractual rent growth provide durable income while expanding Thomas Park's presence in the District.
MedStar Health Medical Center at McLean - 1420 Beverly Road, McLean, Va.
A 47,185-square-foot medical office building anchored by MedStar Health, one of the region's leading health systems. Built in 1985 and renovated in 2022, the property is 100% clinically occupied and has benefited from substantial recent investment in both base building and tenant spaces. The asset adds stabilized, high-quality medical square footage to Thomas Park's Northern Virginia portfolio in a market defined by durable healthcare demand and limited medical office supply.
6849 Old Dominion Drive - McLean, Va.
A 69,330-square-foot medical office building in the supply-constrained McLean market, acquired at approximately 89% leased and anchored by Johns Hopkins Medicine. Built in 1974 and renovated in 2022, the property delivers strong in-place cash flow with additional upside through targeted leasing and the continued conversion to medical use.
Luminis Health Easton Pavilion - 28438 Marlboro Avenue, Easton, Md.
A 24,982-square-foot Class A medical outpatient facility purpose-built for Luminis Health in 2019. The property is 100% leased to the investment-grade health system with long duration lease term and supported by Luminis Health's established presence across Maryland's Mid-Shore region.
